Whether you are a home owner or realtor, there are guidelines for the sale or lease of homes in The Reserve at Estero.

Notification of Intent to Sell or Lease: This completed form must be submitted to the Property Manager at least 48 hours before any showing of the property. Updated 2.22.2023
Application for Buyers: Required online application is sent directly to Alliant Property Management. There is a $25 online processing fee and a non-refundable application fee of $150.00. Updated 12.29.2022
Application for Lease of a Home: This application is to be completed by the prospective renter(s), signed by homeowner and submitted with the signed copy of lease agreement to Alliant Property Management Main Office 20 days prior to occupancy. A non-refundable fee of $150.00 per applicant is required. Revised 12.29.2022
Application for Renewal of Existing Lease: This application is to be completed by the homeowner. Signatures are required by the homeowner(s) and applicant before submitting to Alliant Property Management Main Office 30 days prior to lease renewal or expiration. Revised 12.29.2022
Open House Guidelines & Agreement Form provides the HOA guidelines for realtors and owners that are selling their homes and plan on hosting an open house. The Agreement Form must be submitted to the Property Manager 48 hours prior to the event and no later that Thursday at 1:00 PM. Updated 1.26.2023
- Please note: The HOA will place a single “Open House” sign outside the front gates. NO INDIVIDUAL REALTORS/FOR SALE BY OWNER SIGNS ARE PERMITTED AT THE COMMUNITY ENTRANCE. Individual realtors and/or homeowners may place one “Open House” sign on the listed property as well as one Reserve at Estero approved “For Sale” sign NO directional signs or other property listing/advertising signs may be placed within the community.
Drone Policy
Specs for any For Sale Signs: This document provides the measurements required for signage. Signs can be ordered from Hawkeye Signs (239-643-4420 ask for Tom) or from another vendor.

FOR NEW RESIDENTS:

All new residents, whether owners or renters, must attend a required orientation session. This session is conducted by the Property Manager. Contact the Property Management Office to schedule this orientation. The Resident Access Form (PDF file) can be completed prior to orientation. For your convenience, this is the Resident Access Form in Word.

If you require a special parking pass for a guest staying at your home for more than one day or need to have a vehicle parked at the Clubhouse lot between midnight and 6:00 am, you MUST contact the Property Manager.

Articles of Incorporation: The articles of incorporation creates the legal body of The Reserve at Estero Homeowners Association (HOA). (1.2 MB)
